What should you look for after severe weather?
From the ground, look for displaced roofing, lifted edges, debris, dented vents or gutters, cracked tile, loose metal and new interior stains. Do not climb onto a wet, steep or damaged roof. Some of the most important damage requires a trained close inspection.
Why Four Corners Roof Damage Often Builds in Layers
Farmington and the Four Corners combine high-elevation sunlight, open wind exposure, seasonal hail, blowing dust, snow and wide temperature swings. A roof may bake under intense ultraviolet radiation, cool rapidly at night and then face a high-wind or hail event. Those cycles stress materials, fasteners, seams and flashings in different ways.
Damage also accumulates. Wind may lift a shingle and weaken its seal. Continued sun exposure can make that shingle more brittle. A later hail event may fracture the already-weakened surface. Water can then enter through a fastener, joint or underlayment defect. The ceiling stain may not appear until months after the first failure.
How Wind Damages Residential and Commercial Roofs
Wind pressure is strongest around many roof corners, perimeters, ridges and changes in geometry. Once air reaches beneath a loose edge, it can pull at shingles, membrane, flashing or metal panels. The obvious result is missing material, but subtle failures are common.
Wind damage on asphalt shingles
Shingles can crease, lift, tear or detach. A creased tab may settle back into place and look normal from the ground even though its reinforcement has been weakened. High nails, inadequate starter and poor sealing increase vulnerability.
Wind damage on metal and low-slope roofs
Metal roofs depend on secure edges, seams, clips, fasteners and flashings. Commercial membranes depend heavily on perimeter attachment and properly welded or bonded seams. A small opening can grow quickly under repeated pressure. After strong wind, a residential inspection or commercial inspection can identify conditions that ground photos cannot confirm.
How Hail Damage Changes by Roofing Material
Hail damage depends on stone size, density, shape, wind speed, roof slope, material, substrate and age. Two buildings on the same street can experience different results. A newer flexible shingle may respond differently from an older brittle one. A metal panel may dent without losing water-shedding function, or an impact may damage a coating, seam or flashing.
Asphalt shingles
Impacts may displace granules, bruise the asphalt or fracture the reinforcement. Normal aging, manufacturing marks and foot traffic can look different from functional hail damage, so pattern and context matter.
Metal roofing
Hail may create cosmetic dents, damage a finish or affect seams and accessories. The significance depends on the system and impact location. “Metal” alone does not answer whether damage is functional.
Tile roofing
Clay or concrete pieces may crack, chip or break. Existing cracks and footfall damage need to be distinguished from recent impacts. Gutters, vents and soft-metal flashings may provide supporting evidence, but one dent does not prove every roof component is damaged.
How UV Exposure Quietly Ages a Roof
Ultraviolet exposure does not arrive on one storm date. It works continuously on shingles, membranes, sealants, pipe boots, coatings and exposed accessories. Dark roof surfaces can reach high temperatures, adding thermal cycling to the damage.
- Shingles may lose granules, dry out and become brittle.
- Coatings and finishes can fade, chalk or wear thin.
- Exposed sealants can harden, crack and separate.
- Rubber pipe flashings can split around penetrations.
- Older materials may become less resilient during later hail or wind.
This is why sealant should not substitute for proper flashing. Sealant can be part of a tested detail, but a smear over a moving joint is not a durable water-management plan.
Storm Damage or Normal Aging?
Not every defect discovered after a storm was caused by that storm. Roofs also wear from age, installation errors, previous repairs, foot traffic, thermal movement and maintenance problems. A credible inspection documents conditions without forcing every mark into a predetermined story.
Storm damage is evaluated through pattern, location, material response, collateral indicators and known weather. Aging tends to show progressive wear such as widespread granule loss, uniform fading, thermal cracking or general sealant deterioration. Both can exist at the same time.

What to Do After Severe Wind or Hail
- Stay safe. Avoid wet ladders, unstable trees, downed lines and damaged roof areas.
- Document from the ground. Photograph debris, displaced materials, gutters, siding and interior water entry.
- Limit additional damage. Move belongings and arrange reasonable emergency mitigation.
- Schedule an inspection. Have the entire roof and related exterior components evaluated.
- Keep records. Save photos, estimates, receipts, dates and communications together.
- Choose the correction. Base repair, retrofit or replacement on condition and repairability.
Prompt inspection does not mean rushing into a contract. It means understanding the roof before weather, foot traffic or temporary patches change the evidence. If damage is localized, roof repair may be appropriate. Widespread damage or system-level failure may make replacement the responsible option.
